We are proposing to build approximately 450 new homes, as well as 400 student bedrooms in a separate, purposebuilt, well-managed building. 20 per cent of the 450 homes will be affordable. The market homes will be apartments which will all be owned and managed by one single professional operator.

Landscaping & green space
Currently there is no public access into or through the site, and little – if any – biodiversity as confirmed by a recent ecological survey. We propose to transform and open up the site with extensive planting and a number of open, landscaped spaces.
On the plan below you can see where those spaces are located. From left to right these are:
- The triangle of land at the junction of New Queen Street and Whitehouse Street. Initially this will be used to house a temporary heat network system, then will become landscaped open/play space;
- The two areas that sit either side of New Queen Street. These two spaces will face onto each other, to create an open green space at the heart of these two residential buildings. A children’s play area is proposed for this space;
- A new green open space is proposed between Block B and Block C. Residents at ground floor will have front doors opening into their own small private gardens. The rest of this area will be landscaped with extensive planting and seating areas to make it an attractive and safe space. Another children’s play area is proposed for this location too;
- The other green spaces on the right of the plan (the eastern part of the site) will be reserved for the new residents to ensure they have plenty of outside space as well as the additional internal shared spaces and balconies.

New community & commercial spaces
Two of the key aims of the Whitehouse Street regeneration are providing opportunities for new jobs and creating better community spaces. Our proposal includes 15,000 square feet of ground floor spaces – divided into approximately 20 units – spread across the site exactly for these purposes. These spaces will help ensure the development has lots of activity, to create a vibrant place with a strong community.
We’re working with the community and local businesses to understand where such uses are best located in the scheme. We’ve located potential floorspace for such uses along the main routes of Princess Street and Whitehouse Street where there may be more footfall.

Building design & layout
We have been working with officers at Bristol City Council to agree the approach to our scheme, including the types of homes, employment spaces, public realm, pedestrian and cycle routes and building design. This collaborative approach seeks to fully align with the Whitehouse Street Regeneration Framework principles.


Views and heights
As the image shows, there are a number of important heritage buildings across the city that can currently be seen from Victoria Park. We have carefully designed our scheme to protect those views, which is why most of the proposed new buildings are no more than ground plus five storeys. The buildings to the east of our site stand to one side of those important views, so this is where we have located our taller buildings, one at ground plus 12 storeys, the other at ground plus 20 storeys.

Materials
The material choice reflects the local vernacular as well as more contemporary buildings. The primary materials are brick and powder-coated metal framed windows and balustrades. There will be different colour tones, textures and detailing used across the four buildings.


Sustainability
We are targeting the highest energy ratings for all homes as well as exacting BREEAM Excellent sustainability standard for all the buildings. This will include connecting to the Bristol Heat Network. It will be a car free scheme (except for car parking for blue badge holders), focussed on providing safe and welcoming pedestrian and cycle connections. Our team includes highly experienced sustainability consultants who are working alongside our designers to ensure the scheme is highly sustainable

Management of the site
- The operators will manage and maintain the grounds, to ensure it remains a lovely and safe place for our residents and the wider community
- Construction management plan to be agreed with Bristol City Council once planning permission has been granted
- This will cover working hours, transport routes etc
- The building operators’ staff will be onsite at all times to ensure the site is well run and any issues are promptly dealt with

- Planning application to be submitted end-January/early February
- Planning decision anticipated 2025
- Construction estimated start date Early 2026
- New homes ready for occupation 2028
